FAQ
Polyurea roofing questions, answered.
Plain answers to the questions property owners and contractors ask most.
Questions
Polyurea roofing basics.
What is polyurea roof coating?
Polyurea is a two-component elastomer. The two sides are heated and mixed at the spray gun, and the material sets within moments of hitting the roof. The result is one continuous, fully adhered membrane with no seams, laps or fasteners for water to find.
Can polyurea go over my existing roof?
Often, yes. Polyurea can be sprayed over many metal, concrete, single-ply, built-up and spray foam roofs. It has to be the right roof, though. Wet insulation, failed decking and poor adhesion have to be found and fixed first, which is why every job starts with an inspection and adhesion testing.
How long does a polyurea roof last?
It depends on the system, the film thickness, the condition of the roof underneath, the prep, your climate and how the roof is maintained. Ask your applicator for the technical data sheet of the product they plan to use and for the written terms they offer on your roof.
How much does polyurea roof coating cost?
Every roof is quoted after an inspection. Size, condition, access, the amount of repair and prep, detail work and the system chosen all change the number. Request a quote and a trained applicator will scope your roof.
Is polyurea a form of insulation?
No. Polyurea is a protective membrane, not insulation. If you want insulation value on the roof, that comes from spray foam. Polyurea or a compatible coating then protects the foam from weather, traffic and sunlight.
Does polyurea need a topcoat?
Sometimes. Aromatic polyureas are tough but darken and chalk in direct sunlight, so they get a UV-stable topcoat. Aliphatic products hold their color in sunlight and can be used without one. Your applicator will tell you which system fits your roof.
Can I apply polyurea myself?
Not the spray-applied kind. It needs heated plural-component equipment, the correct primers and a trained operator. If you want to offer polyurea roofing as a business, ArmorThane trains contractors and builds the equipment.
Do you work in my area?
Tell us where the roof is through the quote form. We will let you know which trained applicator can help with your project.
Questions
Commercial & Flat Roofs.
Do you have to tear off my old roof?
Not always. If the inspection shows the roof is mostly dry and the surface passes adhesion testing, the existing roof can usually stay. Wet or failed sections are removed and replaced first.
Can the building stay open during the work?
Usually. Crews work in sections, and overspray and access are managed around your operations. Your applicator will plan the schedule with you.
Will it handle ponding water?
Drainage should always be corrected where possible. Ask your applicator to confirm on the product data sheet how the chosen system performs under standing water.
Questions
Roof Repair & Restoration.
Can you repair just one area?
Yes, small areas can be repaired. If the rest of the roof is near the end of its life, your applicator may recommend restoring the whole surface so you are not chasing the next leak.
Can polyurea go over an old silicone coating?
Very little sticks to silicone. Old silicone usually has to be removed or treated with a compatible primer after testing. Your applicator will check before quoting.
What happens after a storm?
Have the roof inspected and documented first. Damaged areas are cut out, repaired and re-sprayed so the membrane is continuous again.
Questions
Metal Roofs.
Does the rust have to be removed?
Loose rust and scale must be removed and the surface cleaned. Your applicator will choose a primer that suits the metal and its condition.
Will the roof still shed water normally?
Yes. The panel profile stays the same. The coating follows the shape of the roof.
Will a dark polyurea fade?
Aromatic polyurea darkens in sunlight. That is why exposed metal roofs get a UV-stable topcoat or an aliphatic coating.
Questions
Spray Foam Roofs.
Is the polyurea adding insulation?
No. Polyurea is not insulation. The insulation value comes from the foam underneath.
Can my old foam roof be saved?
Often. If most of the foam is dry and sound, damaged areas are replaced and the roof is recoated.
Does ArmorThane make spray foam?
Yes. ArmorThane makes the ArmorFoam spray foam line as well as polyurea coatings, so foam and coating can come from one manufacturer.
Questions
Decks & Waterproofing.
Can people walk on it?
Yes. Exposed decks are usually given a textured finish for better footing.
Can soil sit directly on it?
Planters and green roof areas are sprayed and then covered. Your applicator will specify any protection layer the system needs.
Does concrete need special prep?
Yes. Concrete is cleaned, profiled, checked for moisture and primed before spraying.
Questions
RV Roofs.
Does the old rubber roof come off?
It depends on its condition. Loose or failed membrane and any soft decking are dealt with before the new system goes on.
How long will my RV be in the shop?
It depends on how much repair the roof needs. Ask your applicator for a schedule when they inspect it.
Can I spray RV roofs as a business?
Yes. RV roofing is one of the services ArmorThane trains applicators to offer. See Become an Applicator.
