Metal Roofs

Metal roof coating that seals every fastener and lap.

Metal roofs move every day as they heat and cool. That movement works fasteners loose and opens laps. Polyurea stays flexible and covers every one of them.

Overview

Metal Roof Polyurea Coating

On a metal roof, the panels are rarely the problem. The leaks come from thousands of fasteners, side laps, end laps and rusted areas. Spray polyurea encapsulates all of them in a single flexible membrane that bonds to the prepared metal.

Prep matters most on metal. Rust is cleaned or treated, loose fasteners are tightened or replaced, and the right primer goes down before the polyurea. Where the roof sees full sun, a UV-stable topcoat or an aliphatic product keeps the finish from chalking.

Why polyurea

Why it works here.

Moves with the metal

Polyurea is an elastomer, so it flexes with thermal movement.

Covers every fastener

Screws, laps and seams are sealed under one continuous film.

Protects the steel

A fully bonded membrane keeps water and air off prepared metal.

Process

Most of the work happens before the spray gun comes out.

  1. 01

    Inspect and assess

A trained applicator walks the roof, checks for trapped moisture, tests adhesion on the existing surface and looks at drainage, flashings and penetrations. You get a written scope for your roof.

  2. 02

    Prepare the surface

Loose material comes off. Wet or failed areas are cut out and replaced. Fasteners, seams and cracks are repaired, the surface is cleaned, and the right primer goes down for the substrate.

  3. 03

    Detail, then spray

Drains, curbs, vents and edges are detailed first. Then the polyurea is sprayed with heated plural-component equipment into one continuous, fully adhered membrane at the specified thickness.

  4. 04

    Topcoat and check

Where the roof sees direct sun, a UV-stable topcoat goes on if the system calls for one. The crew checks film thickness, walks every detail and cleans up.

  5. 05

    Keep it maintained

Clear drains, keep traffic off where it does not belong and book a periodic inspection. Small damage can be cleaned and re-sprayed in place instead of tearing anything off.

Questions

Questions about metal roofs.

All questions
Does the rust have to be removed?

Loose rust and scale must be removed and the surface cleaned. Your applicator will choose a primer that suits the metal and its condition.

Will the roof still shed water normally?

Yes. The panel profile stays the same. The coating follows the shape of the roof.

Will a dark polyurea fade?

Aromatic polyurea darkens in sunlight. That is why exposed metal roofs get a UV-stable topcoat or an aliphatic coating.
